Hoban House is strategically situated on Haddington Road, midway between Northumberland Road and Upper Baggot Street. The property is a substantial mid‐terraced red‐brick office block comprising of 1440m2, 4 storeyover basement. The accommodation consists of a mixture of open plan and cellular office space with a bright shared lobby at ground floor. The property is currently in office use. To the basement and rear of the building there are 15 car parking spaces demised to the property with a right of way access from Percy Place.

The refurbishment included a strip out and refurbishment of the whole existing office building and complete strip out of all existing finishes and fittings. The project also incorporated removal of existing M&E installations, installation of new mechanical and electrical fit-out, removal and replacement of existing external windows with Aluclad window system, removal of existing and installation of two number lifts, installation of new stud partitions for required layout and installation of new tiling, sanitaryware and cubicle system to bathrooms on all floors.

In addition, floor levelling compound was installed to leave floors ready for tenant fitout. New joinery doors, frames and skirting were installed throughout together with new suspended ceilings to all floors. Works to the basement included installation of a new drainage and pumping chamber, and ceilings with class O insulation. The existing roof covering was replaced with new insulated system and all flashings were replaced. A new handrail was fitted to plant area with a new fall arrest system.
