Role Summary
The Commercial Manager is responsible for leading the commercial function across several projects concurrently. You will be managing a team of quantity surveyors and are responsible for ensuring our projects are delivered successfully in line with business expectations.
Key Requirements
B.Sc. Construction Economics / Quantity Surveying with minimum 5+ years at Senior QS level with Tier 1 Contractor, or currently operating at CM level.
A proven track record in delivery of complex projects on time and within budget, on projects up to €100m.
Chartered MSCSI / MRICS, or embarking on the APC process.
Strong Time management skills, with the ability to prioritise workload and meet deadlines.
Excellent verbal and written communication skills
IT literate, with experience in Microsoft Office, Cubit / CostX, COINS.
Full, clean driving licence with ability to travel within RoI and UK.
Key Responsibilities
Reporting to the Commercial Director Ire / UK, your key responsibilities will include the following:
Contract Administration:
Ensuring protection of our entitlement under the Main Contract.
Manage and administer Main Contracts (NEC, PWC, RIAI, FIDIC, etc) ensuring full compliance with condition precedents, change management requirements, notification procedures.
Responsible for the preparation and notification of compensation events, variations, claims, monthly payment applications and final accounts.
Maintaining Client Variation Register and Notice register; Updating weekly with project delivery team, in line with Main Contract requirements.
Cost Reporting:
Responsible for preparing and presenting monthly CVR’s, forecasts, and cash flows.
Monthly review of Risk and Opportunity registers with the project delivery team.
Value Management:
Prepare and submit monthly valuations.
Maintaining positive cash flow on all projects, ensuring payments are received on time.
Identify and present Value engineering proposals.
Cost Management:
Ensuring accuracy in measurement, valuations and cost control across all work packages.
Ensuring all Sub-Contractor payment certs are reviewed with Project Director and signed off prior to release for payment.
Manage disputes effectively, in line with Sub-Contract requirements.
Track Preliminaries spend monthly, identifying overspend and mitigate accordingly with project delivery team.
Procurement:
Overall responsibility for preparation of Procurement Strategy for work packages, and management of procurement process ensuring Sub-Contract’s awarded on time in line with project program requirements.
Presentation of Sub-Contractor analysis to the wider team, and making recommendations for award at TPC (tender procurement committee).
Client management:
Be the commercial point of contact between Collen and the client, including their Design Team and consultants.
Build strong relationships with client team members, working collaboratively, while protecting our commercial position.
Mentoring of Senior and Project level QS:
Lead and mentor Quantity Surveyors and Commercial staff across several projects simultaneously, ensuring skills development and career progression.
Foster a culture of high performance, professionalism, accountability, and continuous improvement.
Recruit to meet the demands of the business and your commercial team.
Training and development initiatives within the commercial department.
Carryout annual performance reviews with direct reports annually and assist Commercial Director with recruitment and training of commercial staff.
Assist with developing commercial department Standard Operating Procedures and ensure full compliance across projects using best practice audit procedures.
Strong time management and communication skills are essential to this role, as well as computer literacy and the ability to prepare reports and administer the necessary Contracts. The role will be site based with the option of hybrid arrangements to be agreed. Site locations include (but are not limited to) the greater Dublin area generally.
