The project combines the retention of an existing historic façade with a contemporary structure and full internal fit out, creating a high-quality hospitality destination within a dense, heritage setting.
Scope of works
Façade retention: Stabilisation and retention of the existing street-facing elevation, with associated temporary works and careful integration into the new build.
Archaeology: Investigation and monitoring appropriate to The Liberties’ historic context, coordinated with relevant authorities.
Foundations and structure: Continuous flight auger (CFA) and rotary pile foundations supporting an in-situ concrete frame.
External envelope: Steel framing system (SFS) inner leaf to the majority of elevations; external finishes comprising brickwork together with metal cladding, stone cladding, curtain walling and windows.
Roof build-ups: Installation of green and blue roof systems to support biodiversity, water retention and attenuation.
Internal fit out: Complete delivery of guest bedrooms, common areas and amenity spaces, including front-of-house and back-of-house facilities.
Public realm and landscaping: Hard and soft landscaping to tie the development into its urban context.
Delivery approach
Works are planned and sequenced for a constrained city-centre site, maintaining a strong focus on safety, quality and stakeholder coordination. The retained façade and archaeological requirements inform methodology, temporary works and logistics. The envelope and roof systems are designed to meet modern performance benchmarks while respecting the historic streetscape.
