Complete remodelling and fit-out of two multi-storey office blocks over existing occupied basement within the busy Irish Life Centre.
Situated in a city centre location adjacent to an operational Luas Line, programming, sequencing and safety issues were a key priority. The project, extending over 10 floors, incorporated CAT A and CAT B fit-out works, and also required extensive works to the existing facade including cleaning and repairs to existing stone and replacement of existing aluminium windows.
A complete strip out of existing fixtures and fittings commenced in Spring 2014 and the project required installation of new ceilings, partitions, joinery, wall & floor finishes, new sanitary ware, new mechanical and electrical equipment including new air conditioning, new fire alarm system and roof plant equipment.
High-end tenant fit-out.
The Tenant Fit-out, carried out in tandem with the landlord fit-out, included installation of new cellular offices, communications hubs and break-out areas, new doors and tea stations with high spec fittings through. The total floor area of the works on campus is 7,149m2.
Refurbishment to a 1970s office building.
The project provided new high-end office accommodation for Irish Life. Key features of this build include:
01. Fit-out of two multi-storey office blocks over existing occupied basement
02. High spec fittings throughout
03. Coordination of works adjacent to a live LUAS line
04. Completed within a tight seven month programme to the satisfaction of the Client
