The hotel ranges from seven to ten storeys and provides 270 bedrooms with a gross floor area of 9,644 m². The office element ranges from six to nine storeys and includes an external terrace at seventh floor level.

Works are planned for an urban environment with a clear focus on safety, logistics and stakeholder coordination. Sequencing supports brand standards for Premier Inn rooms and front-of-house areas, alongside quality benchmarks for office space. Early design coordination and buildability reviews inform efficient procurement and minimise disruption during construction.

The development integrates new public realm with sustainable travel measures including thirty bicycle parking spaces.

Hotel scope
  • Ground floor: Reception, lobby and check-in, work zone, kitchen, staff and storage areas, lifts, circulation, plant and ancillary office facilities.

  • Upper floors: Bedrooms on levels two to nine with linen and cleaning stores, lifts and circulation.

  • Roof and screened plant: Dedicated, screened plant areas at portions of the eighth, ninth and tenth floors.


Office scope
  • Ground floor: Office entrance, foyer, lobby, coffee dock, lifts, circulation, plant and communications room, and sub-station.

  • Upper floors: Six to nine storeys of Grade A office accommodation with an external terrace at the seventh floor.

  • Building systems: Provision for efficient services distribution, vertical transportation and compliant life-safety systems.


Public realm and access
  • Active travel: Thirty secure bicycle parking spaces integrated within the public realm.

  • Streetscape: Hard and soft landscaping to tie the hotel and office frontages into surrounding pedestrian routes.
